Text message (SMS) notifications
How our SMS notification program works, who receives messages, and how hosts opt in. Operated by Probuild Digital LLC.
Who receives messages
SMS messages go only to the property's own staff — the account owner and any co-hosts, managers, or assistants they have invited to help manage that property. These are first-party account notifications about activity on the host's own property.
Guests never receive SMS. Guests interact with the concierge through a web chat widget only; they have no account and are never an SMS recipient. When a guest leaves a callback number, that number appears as information inside the host's alert — it is never texted.
What messages we send
The program sends two kinds of account notifications, both about activity on the host's own property:
- New-lead alerts — when a guest shows booking interest, the host is alerted so they can follow up.
- Urgent guest-issue & contact escalations — when the concierge detects an urgent problem (e.g. a maintenance or safety issue) or a guest asks to reach a person, the host is alerted to respond.
Frequency varies with guest activity — typically up to about 30 messages per month. Message and data rates may apply.
How hosts opt in
SMS is off by default and requires an active, explicit opt-in. A host enables it from inside their authenticated dashboard:
- Sign in at app.cottagesconcierge.com (Pro plan).
- Open a property and go to Go Live → Notification Settings.
- Enter the mobile number that should receive alerts.
- Check the consent box — it is unchecked by default (you must actively check it).
- Turn on the Text alerts (SMS) toggle and save.
The SMS toggle cannot be enabled until both a phone number is entered and the consent box is checked. There is no pre-checked consent and no automatic enrollment.
Consent disclosure (shown next to the opt-in)
The following disclosure appears beside the consent checkbox at the moment of opt-in:

Reply STOP to any message to unsubscribe at any time, or reply HELP for help. You can also turn off SMS in Notification Settings, or contact us at [email protected]. Message and data rates may apply.
Privacy & Terms
See our Privacy Policy & Terms of Service. Phone numbers are used solely to deliver these notifications and are shared only with our SMS provider (Twilio) for delivery. We do not sell or share phone numbers for marketing, and mobile opt-in data is never shared with third parties for their own marketing.
